At Seasons Property Management, we understand that no two properties or owners are alike. That’s why our management fee varies depending on several factors, including the type of unit, the number of properties you entrust to us, and the property’s location (inside or outside city limits). We prefer to consult with owners individually to determine the specific management fee for your property.

Start Up Fees

Although our management fee is all-inclusive of full service management, there are two other applicable fees, which we keep simple and transparent:

• Onboarding Fee: $300 per property (negotiable for larger portfolios). This covers setting up your property in our system, professional photography, reviewing rental readiness, and creating a seamless start to our partnership.  
• Tenant Placement Fee: $495 per occurrence for properties in Redding. This includes marketing, answering inquiries, pre-screening applicants, conducting in-person showings with a licensed agent, processing applications and background checks, drafting the lease, setting up utilities, and coordinating every detail of the move-in process.  

As part of these services, we assess your property’s readiness for rent and, if necessary, coordinate vendors to complete any required tasks before listing.  

All-Inclusive Management Services

Beyond the onboarding and tenant placement fees, our management fee is truly all-inclusive. We don’t charge extra for services like lease renewals, eviction support, tenant transitions, marketing expenses, or other typical add-ons. Unlike many other management companies, we also don’t markup maintenance costs. Instead, we believe maintenance coordination is a key reason to retain professional management. We hire and coordinate trusted vendors on your behalf, ensuring quality work at fair prices.  

Discount for Seasons Real Estate Clients

If you’ve purchased a home with any Seasons Real Estate agent, you’ll receive a 1% discount per month on retaining our management services. It’s our way of saying thank you for trusting us with your real estate needs.  We also offer discounted services to sell an investment property if you are a property management client and use a Seasons Real Estate agent.
